Preparation
You only have one chance to give a buyer a first impression of your home. I can tell you what you need to do to make your home “shine” and stand out to buyers. I will provide a list of vendors, if needed, to make repairs or upgrades that may need to be taken care of before the home is ready to show. Whether you need a cleaning service, fresh paint, new floors, etc. I have access to the most credible companies in the area to streamline the process and get your home on the market in a timely manner.
I will work with you to create a marketable product to help evoke the most positive emotional reaction from the greatest number of potential buyers (and their agents). It needs to look good, smell good and be easy to show without any distractions.
Price
Pricing is an area that is very undervalued in the real estate industry. As professional real estate agents, one of the most important parts of our job is to correctly price a home for the market. Believe it or not, there are lots of agents out there who don’t particularly care if their listings sell or not. They just want to blanket the town with their signs and will do whatever it takes to procure yet another listing.
As a licensed professional real estate agent, it is my duty to be honest and straightforward with my clients about the market value. Setting the correct price can be the difference between a quick sale and sitting on the market for several weeks or months. When a home is priced incorrectly, you miss that group of potential buyers and they may have moved on, even if you decide to lower the price at a later date.
I will provide a comparative market analysis (cma) for your home based on the most current market research available. I will analyze the neighborhood/area in which your home is located and provide you with the current competition for your listing. Last but not least, I will preview current listings in your neighborhood and the surrounding area to form a subjective opinion of the current competition.
To properly price a home is both an art and a science. While there certainly are objective parameters to help you price a home (square footage, bedrooms, baths, lot size, etc.), the final buying decision is almost always based on emotion and other subjective factors. If there are two identical homes on the same block for sale and one smells good, looks good and feels good, and the other is smoky, poorly furnished and hard to show, there is a difference in market value. In reality, there is no way to accurately and scientifically place a value on a home – market value is a moving target and can change on a weekly, even daily basis.
Promotion
I take a “clients-first” approach, which means you will be working with a Realtor who listens to you and puts your needs first, promotes your listing aggressively and keeps working until your property is sold and closed.
